Why does Costa Verde pay less than someone who lives lower on the mountain?

  • There are many more properties in Costa Verde estates and they primarily use the shortest route down the mountain which is the Escaleras Bar Jolly Roger road and feel that beyond that level of contribution they would primarily be paying for roads they seldom use. 

 

Why does Marina Vista 1 pay a different amount?

  • The Marina Vista 1 homeowners showed a much higher rate of payers when the communication and payment was combined with their interior road contributions.  The MV1 group preferred to keep it simple with the same rate for lots and houses.  The concern was that by changing the method and rate we would get an overall lower contribution amount from MV1. 

 

How much do the businesses pay?

  • Scala and Bar Jolly Roger are asked to contribute $1000 per year.   See 2023 Fees page.

 

How were the rates determined?

  • Many methods and ideas have been evaluated. Methods and considerations are available on request.  Most of the possibilities become very complicated to administer.  However, the road committee will continue to re-evaluate every year and consider alternatives with the input of the community. 

 

What contractor do we use?

  • We use a variety of contractors and the choice is dependent on reliability, availability, cost, and quality of work.  The contractor and type of equipment used will vary based on the type of work needed. 

 

How much do we pay for material?

  • Road material ranges from $300 to $360 per load and can vary based on the mix and quality of material, and availability.  A huge portion of the cost of material is the transportation costs of the material to site.  We are constantly seeking new sources, new mixes of material and better deals. 

 

What are you doing about the impact of construction on the road?

  • Construction in our rapidly developing area is inevitable.  Traffic cannot be prohibited on our public roads.  If public property (such as a road) is known to be damaged by an individual, a denuncia can be filed and the person causing the damage can be charged.  Our best way to reduce impact of construction is to work directly with the property owners and their builders and contractors to follow guidelines, contribute extra money for road impact, and be respectful with deliveries based on road conditions and weather.  See the website page on Construction Guidelines.
